RE/MAX’s Paswaters calming, not pushy, mushy, shovey’

LONGMONT — She glows. She beams. And she’s not even trying to infect people with her good mood.

Her first year as a residential real estate broker, Sharyl Paswaters sold 30 homes and pulled in $100,000 because she didn’t know any better.

“I thought everybody did,” she says.

A long-time broker associate with RE/MAX of Longmont, Paswaters began her career in 1985 after having invested in property.

“It just sounded like it might be kind of fun,” she says. “I just thought I could do it, and I did it really well.”

Indeed: Paswaters ranked No. 2 in The Business Report’s ranking of individual Heavy Hitters in Residential Real Estate with almost $20 million in sales and 102 sides closed.

She ranked No. 6 last year in a combined ranking of teams and individuals with a total volume of almost $16.3 million and 59 home sales in 1997.

One difference in 1998 for Paswaters was the elimination of licensed assistants.

“I found I wasn’t listening or dealing with the people like I did when I first started,” she says of having assistants.

No assistants meant Paswaters had to learn how better to use the computer. That and the Internet, which she says has changed the industry tremendously. “Everybody has access to listings now anywhere in the whole world,” she says.

No assistants also translates into happier clients because she’s back to working with her them one-on-one. And after almost 15 years in real estate, most of Paswaters’ business comes from repeat customers and referrals.

She has tremendous rapport with people, says Rick Corbin of RE/MAX of Longmont.

“She’s always been and continues to be a very high producer,” he says.

And she’s outgoing and positive.

“I think that’s what her clients and the people who work around her appreciate the most,” Corbin says. “She’s a good, positive influence in the office.”

Longmont resident Kate Thomson, who recently listed a 12-acre rural property on North 95th Street with Paswaters after having lived there for 26 years, says Paswaters is an extremely honest, professional businesswoman who handles herself well with people and tends to have a calming effect on them.

“I can’t say enough good things about her,” Thomson says. “I am very comfortable with her, and I’m comfortable with the way she deals with other people. Beside that, she has a good personality — not pushy, mushy, shovey.

“She has been good for me because she’s letting me go at my pace and my price.”

When working with buyers, Paswaters says she listens to what her clients really want and can find it in an average of two trips, which she says is important because buyers don’t have a lot of time in this market. Houses sell within 24 hours, she says. And new homes are not able to keep up with demand. “They get snatched up very quickly,” she notes. Prices have gone “up, up, up.”

Investment properties, too, are hot because there are very few rentals in Longmont, and Paswaters long has been an advocate of investment properties. “I’ve made a lot of people a lot of money through the years,” she says. “And that’s exciting for me.

“It’s the best investment they can make — even better than the stock market unless you bought one of those high-tech stocks that made you a million.”

Paswaters herself lives the rural lifestyle in Hygiene. She and her husband went from a 4,000-square-foot house to a 1,000-square-foot house — built in 1902 — with a big barn and an old schoolhouse on 20 acres. It has been a dream come true.

“It’s a lifestyle that’s very special,” she says, “and people are seeking that.”

Paswaters, 53, has no plans to retire early because, she says, “if you like what you’re doing, it’s not really work,” and Realtors no longer need be physically in the office — she can work from her home office or from her car or from just about anywhere, thanks to technology such as laptops and cellular phones and the Internet.

Says Paswaters: “I was one of the first to get a cell phone, and I don’t know what we would do without them.”
