Investors trade Boulder commercial buildings

BOULDER — A pair of real estate investment firms familiar with the Boulder market traded two adjacent commercial properties in the city this month for a total of nearly $14 million.

An affiliate of Boston-based private equity firm Tritower Financial Group LLC bought the buildings at 5305 and 5300 Sterling Drive from a holding company affiliated with Montvale, New Jersey, investment outfit Ivy Realty LLC.

The flex building at 5305 Sterling Drive was built in 1996 and is more than 27,000 square feet, according to Boulder County records.

The warehouse space at 5300 Sterling Drive is about 20,000 square feet and was built in 1982.

Ivy has been active in the Boulder County market in 2021, buying the Longmont commercial space that’s home to large-format digital graphics firm Circle Graphics Inc. about a month ago for nearly $13.2 million. 

Tritower sold off it’s four-building Boulder campus occupied by Pfizer Inc. (NYSE: PFE) for $99 million in January.
