Work resumes on Willow Street apartment project in Fort Collins River District
FORT COLLINS — A residential development project that will rehabilitate a commercial property in downtown Fort Collins is again underway after being sidetracked by effects of the pandemic.
The project, a five-story, 197-unit apartment complex called Willow Street Residences and located at 223 Willow St., was forced into foreclosure as a result of an unpaid loan, which coupled with contractor-filed liens totaling millions of dollars, stopped the work on the project.
Public records show that the foreclosure action has been withdrawn and liens have been paid and released. A redemption certificate was filed with Larimer County in late March, indicating that all delinquent property taxes and penalties have been paid. CA Residential Fort Collins Property Owner LLC, a division of Chicago-based CA Ventures, remains as the property developer.
One of the primary lienholders, Dohn Construction Inc. of Fort Collins, said work is again underway.
“They [CA Residential] got new financing in place and got everybody paid,” said Doug Dohn. “They got past their COVID issues,” he said.
Dohn said the project, which is being built on the site of a former Schrader Oil Co. truck yard, will be complete in 2023.
When complete it will include two buildings with studio, one- and two-bedroom apartments in what is known as the River District of downtown Fort Collins.
