Louisville investor Real Capital Solutions enters Atlanta office market with $50M buy

LOUISVILLE — Real Capital Solutions, the Louisville-based real estate investment company run by Marcel Arsenault, recently entered the downtown Atlanta office market with the $49.5 million purchase of the 101 Marietta building, a 36-story, 673,819-square-foot tower at 101 Marietta Street NW.

“Many investors continue to avoid office, but we believe some of the best opportunities in commercial real estate today are hiding in plain sight,” RCS chief acquisitions officer Adam Abeln said in a news release. “Atlanta continues to distinguish itself as one of the country’s most dynamic growth markets and 101 Marietta gives us a highly visible position at the center of that story. The property sits within one of the most significant urban redevelopment corridors in the Southeast and offers a combination of existing cash flow, a diverse tenant roster, durable ancillary revenue streams and meaningful leasing upside. As capital returns to the sector, we believe assets like this will be among the primary beneficiaries.”

For the past several years, Arsenault has said that distressed commercial real estate assets will be increasingly ripe for the picking by savvy investors.
